Facilities Use & Booking Procedures

The facilities at the Westralian are private and are for the exclusive use of residents and, where specified, invited guests.

The facilities that are for the use of residents only are:

  • The Gymnasium
  • The Health Spa

Other facilities allow a limited number of guests only:

  • Residents are trusted to use discretion as to what is reasonable under the circumstances, without impacting on the rights of other residents to access and enjoy the facilities.
  • If necessary, a decision about what is considered to be unreasonable in a given situation will be determined by the Council of Owners.
  • Residents are responsible for their guests at all times and must ensure that all House Rules are respected. 

The facilities that require a Facility Booking Form to be completed and submitted to the Building Manager are:

  • BBQ Area/Pool Lounge (for more than 6 people, including residents and children)
  • Theatrette
  • Function Room
  • Board Room (for bookings of more than a day)
  • Billiard Table (to be completed and signed by the resident when collecting cues and balls from the Building Manager or Concierge)

Please contact the Building Manager or Concierge to make a booking for the:

  • Tennis Court
  • Board Room (for bookings of up to a day)

Facilities for Residents Only

Gymnasium

  • No children under 16 are allowed in the gymnasium.
  • Towels must be used when in the gym. 
  • Suitable footwear must be worn.
  • All equipment must be wiped down after use.
  • The use of any of the gym equipment is at your own risk. Neither the Strata Company nor the Strata Council will be held liable for any injury sustained from negligence or incorrect use of the equipment.
  • No equipment is to be used for any purpose other than that for which it is intended.
  • Weights are to be replaced in the rack provided after use.
  • As a courtesy to other users, please limit your machine workout time to 20 minutes.
  • Turn off lights and air-conditioning before leaving.
  • Turn off machines after use.

Health Spa - Sauna, Jacuzzi, Massage Rooms

Hours of operation
Monday to Friday: 8.30am - 9.00pm; Saturday to Sunday: 10.00am – 9.00pm

  • The door is locked/unlocked by Building Manager or Concierge.
  • Towels must be used on benches in the sauna.
  • It is not recommended that children use the sauna or jacuzzi at any time.
  • Parents allowing children to use the sauna or jacuzzi do so at their own risk and the Strata Company and Strata Council accept no responsibility.
  • If children use the sauna or jacuzzi, they must be accompanied by an adult at all times.  
  • The sauna is a dry sauna; no water is to come in contact with the sauna heater.
  • The sauna is not recommended for pregnant women and people with heart conditions. Please consult a physician before using.
  • In consideration of others, it is suggested that a jacuzzi session should be limited to 30 minutes.
  • Turn off the lights and air-conditioning before leaving.
  • Turn off the sauna and/or replace jacuzzi cover after use.
  • Please mop up any water on the floor before leaving.

Facilities that Allow Guests

Pool and Spas - resident and limited number of guests only

Hours of Operation
Summer: 5.00am -10.00pm;  Winter: 5.00am - 7.30pm

  • Guests must be in the company of the resident at all times.
  • Pool and/or spas are not to be used outside designated opening hours. Children under the age of 16 must be accompanied by an adult at all times while using the pool and spas.
  • Food or beverages are not permitted to be consumed in the pool or spas. Under no circumstances is any essential oil, bubble bath soap or shampoo to be used in the pool, spas and sauna.  The use of these products, particularly in the spas, destroys the chemicals and will cause it to be shut down for a period of time for draining, cleaning and refilling.
  • Heat settings for spas are set to Health Department standards and are not to be altered. In consideration of others, it is suggested that spas should not be used for extended periods of time.
  • Please respect the peace of other residents at all times as noise carries throughout the complex, especially at night.
  • The pool area and spas cannot be booked for private functions.
  • As most of the apartments look out over the pool and spa areas, residents must be appropriately attired at all times.
  • Under no circumstances are animals permitted in the pool or spa or within the pool or spa areas.

Billiard Room & Library - resident and invited guests only

  • This is not a function room.  It is for residents and invited guests to have a casual game of billiards.
  • Please think of other residents when using facilities for prolonged periods.
  • The cues and balls are available from the Building Manager or Concierge who will ask the resident to complete and sign a Facility Booking Form.
  • Residents and invited guests using the facility must comply with all the conditions listed in the booking form.
  • Strictly no children under 16 are to play on or around the billiard table.
  • There is a small, self-managed library in the billiard room. It is requested that residents lodge and withdraw books in the same numbers. 

BBQ Area / Pool Lounge - resident and limited number of guests only (up to maximum of 6 persons)

  • For groups numbering more than six persons (including children), please complete and submit a Facility Booking Form to the Building  Manager.
  • Residents and guests using the facility must comply with all the conditions listed in the booking form.
  • Booking of the Pool Lounge and BBQ facilities does not guarantee exclusive use.  The area can be used simultaneously by other residents.
  • BBQs are to be cleaned to the same standard that they were prior to use.
  • The room and kitchen are to be left in a clean and tidy state.
  • Turn off lights and air-conditioning before leaving.

Formal Function Room - resident and invited guests only

  • Bookings for the Function Room must be made by completing and submitting a Facility Booking Form to the Building  Manager a minimum of 7 days before the function date.
  • If you wish to have a function that is to finish later than 10pm, the form must be submitted at least 14 days in advance and a charge will apply for the additional concierge hours required. 
  • Residents and invited guests using the facility must comply with all the conditions listed in the booking form.
  • The room and kitchen are to be left in a clean and tidy state.
  • Turn off lights and air-conditioning before leaving.

Theatrette - resident and invited guests only

  • Bookings for the Theatrette must be made by completing and submitting a Facility Booking Form to the Building Manager.
  • Residents and invited guests using the facility must comply with all the conditions listed in the booking form.
  • Turn off equipment after use.
  • The room and kitchen are to be left in a clean and tidy state.
  • Turn off lights and air-conditioning before leaving.

Board Room - resident and invited guests only

  • Bookings can be made through the Building Manager or Concierge by residents only.
  • Bookings for more than a day require:
    •  a fee of $200 per day (after the first day)
    • completion of a Facility Booking Form and
    • residents and invited guests using the facility complying with all the conditions listed in the booking form.
  • The room and kitchen are to be left in a clean and tidy state.
  • Turn off lights and air-conditioning before leaving.

Tennis Court - resident and invited guests only

  • Bookings for the tennis court can be made by contacting the Building Manager or Concierge.
